Progress to date
-
Block A has fully topped out and external façade works are now underway. Internal first-fix trades have commenced.
-
Block B is due to top out by the end of January 2026. Façade works will start imminently and internal drainage installation is already under way.
-
Site-wide plant and access equipment are in place to support the next phase of façade and fit-out works.
Planned works and road closure
To connect both buildings to the local network, we will temporarily close the southern end of Flax Place for five weeks from 10 January to 13 February 2026. The closure is required for HV connection and associated utility works. Please see the attached diversion plan for full details and timings. We will publish traffic management notices and keep local stakeholders informed in advance of any changes.
Community-first measures
We remain committed to minimising disruption while delivering the project:
-
regular resident briefings and letter drops to keep neighbours informed
-
acoustic screens and dampening measures to control noise and dust
-
noisy works restricted to permitted hours where possible
-
coordination with local authorities and utility providers to manage traffic flow and access
Thank you
Thank you to the site team, supply chain and local partners for their ongoing effort and collaboration. We will share further updates as Block B completes its structural phase and façade and internal fit-out accelerate through the spring.
If you have questions about the Flax Place works or the upcoming closure, please contact the project team or refer to the attached diversion plan.
